DRUID HILLS PARKING STUDY

SCOPE

Foresite Group completed parking observations at the Druid Chase Office complex off of West Druid Hills drive in DeKalb County, Georgia. The 1190 Building and the adjacent building at 6 West Druid Hills Drive are owned together and located on two parcels. In order to sell one of the parcels, the parking requirement for each parcel had to be met individually. The 1190 Building did not meet the parking requirement for DeKalb County; therefore, a parking variance was needed. As part of the parking variance, DeKalb County requires a parking study to determine if the available parking would be sufficient for the current demand of the office building at 1190 West Druid Hills Drive (“1190 Building”). The 1190 Building currently has 70,000 usable square feet of office space. Peak parking demand typically occurred during the weekday around the hours of 8:00 AM and 5:00 PM. Observations of parked vehicles were conducted at 10:00 AM and at 2:00 PM on three weekdays to obtain an average and maximum parking demand for the site. Based on the usable square footage in the parking lot, the requirement for one space per 250 square feet, and a previous 1991 parking variance, the 1190 Building’s parking requirement was 262 spaces. There were 215 spaces on this parcel at that time; therefore a reduction of 47 spaces (approximately 18 percent) was requested. This equates to a parking requirement of approximately one space per 345 square feet of usable area.
